Key Highlights from Part 1

£20m Wasted and 600,000 Requisitions a Year

Avoidable errors cost the industry dearly. HM Land Registry revealed that over 600,000 avoidable requisitions were raised in just one year, adding an average of 21 days per matter and costing firms an estimated £20 million in unnecessary effort. “If you're paying for that work to be done, and you didn't need to receive it, that's your cost, not ours,” said Roger Holdom. “It's not just admin; it's your bottom line.”

Post-Completion Still Undervalued by Many Firms

Simon Black of Taylor Rose, a UK top 60 firm, didn’t hold back: “I am never convinced that every conveyancer treats post-completion with the seriousness it deserves, because they may have already been paid… but it is an extension of the transaction. It has to be taken seriously…. Names being spelled incorrectly just should not happen. When firms track their data properly, requisition rates fall, and that links directly to PI insurance, lender panel status and wider operational risk. Good post-completion work safeguards the whole firm.”

Digital Transformation at HMLR Is Already Underway

Mandatory digital AP1 checks, AI-powered validations and API-driven submissions are coming, and fast. Roger Holdom explained how HMLR’s 2025+ strategy will stop flawed applications at the point of submission: “we can use digital to make life easier for everybody… The goal is a frictionless, faster Land Registry - and better business for everyone.”

Accuracy Reduces Risk Across the Whole Firm

Simon Black highlighted how improved standards have a direct impact beyond the Land Registry. “Names being spelled incorrectly just should not happen. When firms track their data quality properly, requisition rates fall, and that links straight into PI insurance, lender panels and wider operational risk. It is all connected.”

Outsourcing That Works Like It’s In-House

Joanna King from TM Group offered a compelling real-world example: one firm suddenly saw a spike in AP1 cancellations – traced back to a missed email tagging process. A small fix solved a big problem. Joanna urged firms to use reporting and dashboards to surface these issues early: “There’s so much that can be done with the data we already have. It’s how firms stay ahead.”

A Stronger Register Starts With You

The message from HM Land Registry was clear: requisitions aren’t red tape - they’re safeguards. “We’re registering nearly £10 trillion worth of property data across the UK,” said Roger Holdom. “Within England and Wales, it’s over £7 trillion.” That scale demands precision. “The integrity of the register starts with the conveyancer... your work protects your clients – and your own family’s homes too.”

Post-Completion Deserves Dedicated Focus

Adil Hamid, Director at Auxilio, emphasised that many law firms still treat post-completion as an afterthought. “In a busy practice, it’s the bit that often gets squeezed,” he explained. Outsourcing to a specialist gives firms access to a team that does nothing but post-completion, bringing consistency, speed, and sharper quality control. “When it’s set up properly, firms often see their requisition rate drop.”
